| Percentage wise, new paint on the interior and exterior will increase the value of your home more that any other item. Painting always pays. Walk through some of the nicer new homes on the market including any developer's model homes and note what the popular colors are. | Yes, new carpeting would usually help sell a home but it's also quite expensive plus you run the risk of alienating the buyer (buyers are much more finicky about carpet than paint). Unless your carpet is completely outdated or worn and it detracts from the rest of the house, I recommend shampooing the existing carpet just prior to listing. | It's always a good idea to clean out all your closets even if it means renting a storage unit. Anytime a buyer sees a jammed closet, their first response is "not enough closet space", and you may as well forget about those specific buyers. Storage space is a major issue in today's real estate market. If you own an older home with smaller closets, you don't want to compound the problem by keeping them packed full. (Again, walk through any of the newer homes and check the closets. They're typically quite expansive.) | |||||||||||||||||||||||||||||||||
| Most buyers, (and generally most lenders), will insist on a clear termite report. Having your home inspected and all required termite work completed prior to a buyers offer; is a guaranteed method for preventing future headaches. A buyer, if confronted with a termite report stating that their dream home is full of bugs and/or dry rot, can suddenly develop a bad case of buyers remorse and head for the exits. Have all required termite work completed before a buyer ever sees the property. Like painting, it pays. Other items to keep in mind include any minor home repairs and all property and area disclosures as required by law. | I don't mean to compare your beautiful home with a used car, but think how used cars are professionally marketed. They're washed, waxed, buffed, fluffed, shined, mined, vacuumed, the oil is changed, the tires are painted black, and "new car" fragrance is sprayed on the inside. To maximize gain, the same should be applied to your home. It never hurts to give the buyer a little whiff of "new home" fragrance. Keep in mind that first impressions are everything in real estate. The instant a prospective buyer observes your home, you want a positive response, (curb-side appeal). The instant a prospective buyer enters your home, you want that positive feeling reinforced through sights, smelIs, and sounds. Simple things, perhaps, but they will add thousands of dollars to the sales price.
